Our clients had just purchased this small, but neat house in Greystones. Our brief was to turn it into a modern house with 3 bedrooms, 2 bathrooms, kitchen, dining and separate living. As the house was small, this demanded that we extend.
We were fortunate that the additional floor area required would be well within the exempt development allowance. So, the design time period did not need to include 14 weeks for planning permission. This meant that we were able to get on site quickly. Once the budget was set we prepared various design proposals and quickly settled on one that included a small courtyard.
Construction consisted of the normal RENOVA Deep Retrofit specification for the existing house, plus the extension built to current standards. There were challenges associated with the restricted building site, but nothing we hadn’t encountered before.
The finished house is a little jewel. The layout of the existing house was entirely altered for open plan living and the second bathroom, and there is an interesting step down into the extended space to the rear which includes kitchen, dining, utility and the small courtyard. This remains a small house, but because it was well designed it manages to include a second bathroom and a utility room that these houses originally lacked. Naturally for a RENOVA house the entire building is comfortable and energy efficient too, the new and old parts.
