PROJECT DETAILS

Brief:

Our clients on this project were down-sizing from a family home to this small apartment. As the photos show, the apartment as they bought it was in very poor condition – it was cold and dated. We were charged with transforming it into a comfortable home.

Retrofit Works:

This apartment had no insulation at all, and it had an ineffective heating system. All surfaces were concrete including the ceiling. The windows were old and draughty – it couldn’t have been much worse. Because it’s an apartment we should have been limited in what we could do. However, we managed to insulate all surfaces. The external walls were insulated in the normal way using our usual RENOVA drylining system. For the floor we laid down a layer of high density foil backed insulation with a layer of plywood over. On the ceiling we fixed timber battens onto the concrete slab to allow for new services and added insulated foil backed plasterboard slab. We were fortunate to have the available floor to ceiling height to allow us to raise the floor and drop the ceiling slightly for insulation.

We installed triple glazed uPVC windows and a composite insulated entrance door. Insulating the walls, floor and ceiling and installing new windows and doors gave us the opportunity to carry out a full package of air-tightness measures. Foil backed insulation, correctly taped and sealed, plus ventilation to current standards ensure that this apartment won’t have any issues with condensation.

The apartment was fully rewired and new a electrical layout was installed for modern levels of lighting, power and data.

For heating we installed clean, efficient electric radiators by Farho. These have the advantage of being clean and simple to use. Their controls make them very efficient. Each radiator has its own timer and thermostat. This effectively makes each radiator its own heating zone.

Fit Out & Finishes:

The apartment needed a complete fit out. Our designer Penny worked with the home owner to select a full suite of fittings and finishes. These included the kitchen, the bathroom, interior carpentry, wardrobes and storage, timber flooring & carpets, window blinds, light fittings and paint colours.

An interesting feature in this apartment is the ‘hidden bed’. The hidden bed was installed to allow the second bedroom to function as an office/utility space, but to occasionally convert to a comfortable guest bedroom.

Completed job:

A miserable old apartment has been transformed into a modern home that is fit for purpose and designed to the owners’ exacting requirements.

This home was handed over on time and on budget.
